Make-Ready & Unit Turnover questions

Do I need to be there to let you in?

No. Most landlords and property managers give us a lockbox code or leave keys at the office. We walk the unit, send the scope and start when you approve it.

What do I get when the turn is done?

A photo report of the finished unit, room by room, plus a list of anything we found outside the scope. You can approve extra items from the report or leave them for later.

Can you rekey the locks between tenants?

We coordinate it. The rekey is scheduled as part of the turn so the new keys are ready before move-in, and we hand them off the way you prefer.

Do you work with property management companies?

Yes. We work from your scope sheets, follow your approval process and send photos so your team does not have to drive to the unit to check the work.

How fast can you turn a unit?

It depends on the condition and the scope. We schedule around your move-out and move-in dates, put the finish date in the written scope and tell you right away if anything changes it.

Are estimates free?

Yes. Estimates are free across our DFW service area. Small repairs can often be priced from photos. Larger jobs get a walkthrough. Either way you get a written scope and price before work starts, and nothing begins until you approve it.

Why don't you list prices on the website?

Two jobs with the same name rarely cost the same. A ceiling patch in Plano and one in Fort Worth can differ in size, texture, access and paint match. We would rather see your job and give you a real number in writing than post a range that does not fit it.

Will the final price match the estimate?

The written price covers the written scope. If we open a wall and find something the scope did not cover, like rot, a failed pipe or damaged framing, we stop, send you photos and write up a change order. Nothing extra happens without your sign-off.
