Flooring Replacement questions

What flooring holds up best in a DFW rental?

For most rentals, luxury vinyl plank. It handles water, pets and move-out traffic, and a damaged plank can be replaced without redoing the room. Tile is durable too, but it costs more to install and to repair.

Do you remove and haul off the old flooring?

Yes. Tear-out and haul-off are part of the scope. Old tile on a slab takes the longest, because the thinset has to be ground down so the new floor sits flat.

Why does the floor need to be leveled first?

Click-lock floors and large tile need a flat base. Dips and high spots cause hollow sounds, clicking, cracked tile and separating seams. We check it on the walk-through and put the prep in the written scope, so it is not a surprise later.

Do you replace the baseboards too?

We reinstall or replace baseboards depending on their condition, and add quarter round where the floor needs it. Transitions between rooms are included. If you want new baseboards painted, we add it to the scope.

How long does a flooring replacement take?

Most homes take 2–5 days once the flooring is delivered. Wood and some vinyl products need to sit in the house first to acclimate. Tile adds time for the grout to cure before heavy traffic.

Are estimates free?

Yes. Estimates are free across our DFW service area. Small repairs can often be priced from photos. Larger jobs get a walkthrough. Either way you get a written scope and price before work starts, and nothing begins until you approve it.

Why don't you list prices on the website?

Two jobs with the same name rarely cost the same. A ceiling patch in Plano and one in Fort Worth can differ in size, texture, access and paint match. We would rather see your job and give you a real number in writing than post a range that does not fit it.

Will the final price match the estimate?

The written price covers the written scope. If we open a wall and find something the scope did not cover, like rot, a failed pipe or damaged framing, we stop, send you photos and write up a change order. Nothing extra happens without your sign-off.
