    SAMPLE review — We manage a 140-unit community in Garland and moved our make-readies to AMAC this spring. Turns run five to seven days depending on scope, with a photo report per unit and one invoice per turn. Their COI was on file before the first unit. One turn ran two days late on a backordered vanity. They told us as soon as the supplier pushed the date, gave us a new finish date, and hit it. The communication is why we kept them.

Preventive Maintenance Contracts questions

What does a preventive maintenance visit cover?

Whatever is on your checklist. Typical items are filter changes coordinated with our licensed HVAC partner, caulk and sealant, doors and hardware, lighting, roof and gutter checks and a common-area walk. We build the list with you before the contract starts.

What do we get after each visit?

A written report with photos: what we checked, what we fixed on the spot and what needs a separate repair, with a price. You decide what gets done. Nothing beyond the checklist is billed without your approval.

Can one contract cover several properties?

Yes. We schedule visits across your DFW portfolio and send one consolidated invoice with each property broken out. You get one vendor and one point of contact instead of a different handyman at every building.

Can you send a certificate of insurance for our vendor file?

Yes, COI on request. Send us your vendor requirements and the certificate holder details, and we will have it to you before the first visit.

What happens if you find something urgent during a visit?

We call you before we leave the site. If it is a safety issue, we make it safe right away. Larger repairs get a written scope and price, and commercial accounts also have 24/7 emergency response if something fails between visits.

Are estimates free?

Yes. Estimates are free across our DFW service area. Small repairs can often be priced from photos. Larger jobs get a walkthrough. Either way you get a written scope and price before work starts, and nothing begins until you approve it.

Why don't you list prices on the website?

Two jobs with the same name rarely cost the same. A ceiling patch in Plano and one in Fort Worth can differ in size, texture, access and paint match. We would rather see your job and give you a real number in writing than post a range that does not fit it.

Will the final price match the estimate?

The written price covers the written scope. If we open a wall and find something the scope did not cover, like rot, a failed pipe or damaged framing, we stop, send you photos and write up a change order. Nothing extra happens without your sign-off.
