What Dallas calls us for

Dallas housing covers almost every era. East Dallas has pre-war homes in Lakewood and the M Streets with pier-and-beam floors, wood windows and plaster. North Dallas has large mid-century ranches due for updates, and infill townhomes and new builds keep going up closer to the core. The city also has a big multifamily inventory, which means steady make-readies, unit turns and common-area repairs.

SAMPLE review — We manage a 140-unit community in Garland and moved our make-readies to AMAC this spring. Turns run five to seven days depending on scope, with a photo report per unit and one invoice per turn. Their COI was on file before the first unit. One turn ran two days late on a backordered vanity. They told us as soon as the supplier pushed the date, gave us a new finish date, and hit it. The communication is why we kept them.

Dallas FAQ

Permits, HOAs and homes in Dallas

Dallas runs permits through its Development Services department, which reviews remodel, structural, electrical, plumbing, mechanical and fence work. Homes in historic districts or conservation districts need extra approval for exterior changes such as windows, porches, siding and additions, sometimes before a permit can be issued. We check your address first, pull or coordinate permits where required, and plan the schedule around any district review.

My Dallas home is in a conservation district. Can you still remodel it?

Yes. Conservation and historic districts mainly control what the street sees: windows, porches, siding, rooflines and additions. Interior kitchens and baths are usually simpler. We check which rules apply to your address, prepare what the review asks for, and schedule around the approval.

Do you work on pre-war homes in East Dallas?

Yes. Houses in Lakewood and the M Streets often have pier-and-beam floors, original wood windows, plaster walls and older wiring. We repair and match original trim where we can, bring a structural partner for leveling, and route electrical and plumbing work to our licensed partners.

Do you handle make-readies for Dallas apartment owners?

Yes. We turn units between tenants: paint, patching, flooring, fixtures, doors and hardware, plus common-area repairs. Property managers get a written scope per unit and one point of contact, and we can work from a standing checklist so turns move faster.

Do you cover all of Dallas?

Yes, including the parts of the city that reach into Collin, Denton and Rockwall counties. We are about 30 minutes from our Plano base outside rush hour, with North Dallas closer and southern Dallas a bit farther. The ZIP list on this page shows common ones, not every one, so ask if yours is missing.

What areas do you serve?

Collin, Dallas, Denton, Tarrant and Rockwall counties, within about 45 minutes of our Plano base. That covers Plano, Frisco, McKinney, Allen, Richardson, Dallas, Fort Worth, Arlington, Irving, Denton, Carrollton, Garland and Rockwall.

What if my property is outside your area?

Send the request anyway. We still take it. If the job is too far out or is not work we do, we tell you quickly and refer you to someone who can do it.

Can you cover properties in more than one DFW city?

Yes. Investors and property managers often have units spread across Collin, Dallas, Denton and Tarrant counties. We group visits by area to cut drive time, and you get one point of contact and one set of photo reports for the whole portfolio.
