What Richardson calls us for

Much of Richardson is 1950s to 1970s ranch homes on slab foundations. Cast-iron drains, galvanized supply lines, older electrical panels, single-pane windows and closed-off kitchens are common, so the work runs from repairs to full mid-century updates. Slab movement shows as cracks and sticking doors. The Telecom Corridor adds office and flex space that needs ongoing maintenance and tenant work.

SAMPLE review — A leak from an upstairs bathroom left a stained, sagging patch in our Richardson living room ceiling. They cut it out, hung new drywall, matched the knockdown texture and repainted the whole ceiling. They answered fast and the price matched the written estimate. One star off because the first texture pass was a little heavy near the light fixture. They came back the next week, redid it at no charge, and now you cannot find the patch.

    AMAC replied

SAMPLE reply — Thank you for letting us come back. The first knockdown pass near the fixture was too heavy, and we should have caught it at the walkthrough. We now check texture under the room's own lighting, with the lights on and off, before we call a ceiling done. — AMAC

Richardson FAQ

Permits, HOAs and homes in Richardson

Richardson's building inspections office reviews remodel, structural, electrical, plumbing, mechanical and fence work. Updating a mid-century home usually touches plumbing and electrical, and those permits are pulled by our licensed partners (TSBPE and TDLR). Some newer Richardson neighborhoods have HOAs with their own approvals, and commercial tenant work in the Telecom Corridor goes through plan review. We pull or coordinate permits where required.

Can you update a 1960s ranch house in Richardson?

Yes. Opening up the kitchen, redoing the hall bath, replacing single-pane windows and replacing worn floors are common Richardson projects. Before we price a wall removal we confirm whether it is load-bearing, and our licensed partners handle the plumbing and electrical updates older homes usually need.

Will an older Richardson home need permits for plumbing or electrical?

Often, yes. Moving drains, replacing an old panel or adding circuits needs a permit, and in Texas those permits are pulled by the licensed trade. We bring our licensed plumbing and electrical partners, coordinate inspections, and keep the rest of the remodel on schedule around them.

Do you work in the Collin County part of Richardson?

Yes. Richardson crosses from Dallas County into Collin County on its north side, and we cover the whole city. Permits still go through the City of Richardson on either side of the county line.

How fast can you reach Richardson?

About 15 minutes from our Plano base, outside rush hour, straight down US 75. We reply in under 15 minutes during business hours, which matters for offices along the Telecom Corridor when something breaks in the middle of the workday.

What areas do you serve?

Collin, Dallas, Denton, Tarrant and Rockwall counties, within about 45 minutes of our Plano base. That covers Plano, Frisco, McKinney, Allen, Richardson, Dallas, Fort Worth, Arlington, Irving, Denton, Carrollton, Garland and Rockwall.

What if my property is outside your area?

Send the request anyway. We still take it. If the job is too far out or is not work we do, we tell you quickly and refer you to someone who can do it.

Can you cover properties in more than one DFW city?

Yes. Investors and property managers often have units spread across Collin, Dallas, Denton and Tarrant counties. We group visits by area to cut drive time, and you get one point of contact and one set of photo reports for the whole portfolio.
