    SAMPLE review — We manage a 140-unit community in Garland and moved our make-readies to AMAC this spring. Turns run five to seven days depending on scope, with a photo report per unit and one invoice per turn. Their COI was on file before the first unit. One turn ran two days late on a backordered vanity. They told us as soon as the supplier pushed the date, gave us a new finish date, and hit it. The communication is why we kept them.

Multifamily Make-Readies questions

How fast can you turn a vacant unit?

A standard turn with patch, paint and punch items usually takes 2–5 working days. Flooring replacement or heavy damage adds time. Send the move-out report and photos and we give you a turn date before we start.

Can you work to our make-ready checklist?

Yes. Send us your standard and we match it unit to unit: paint color and sheen, hardware, blinds, caulk and the punch items your leasing team checks. Every unit gets before and after photos for your files.

Can you handle several units at once during peak move-out season?

Yes. Share your vacancy schedule and we plan around it, so summer move-outs do not pile up. If the volume is more than we can turn by your deadline, we tell you up front instead of missing the date.

How do you take work orders and bill?

However your team works: through your portal, by email or on a turn schedule. We invoice per unit or consolidated by property, and a certificate of insurance is available on request for your vendor file.

Who handles plumbing, electrical and HVAC items in the unit?

Our licensed partners: TSBPE-licensed plumbers and TDLR-licensed electrical and HVAC contractors. We coordinate them inside the same turn, so you are not scheduling three vendors for one unit.

Are estimates free?

Yes. Estimates are free across our DFW service area. Small repairs can often be priced from photos. Larger jobs get a walkthrough. Either way you get a written scope and price before work starts, and nothing begins until you approve it.

Why don't you list prices on the website?

Two jobs with the same name rarely cost the same. A ceiling patch in Plano and one in Fort Worth can differ in size, texture, access and paint match. We would rather see your job and give you a real number in writing than post a range that does not fit it.

Will the final price match the estimate?

The written price covers the written scope. If we open a wall and find something the scope did not cover, like rot, a failed pipe or damaged framing, we stop, send you photos and write up a change order. Nothing extra happens without your sign-off.
