What Fort Worth calls us for

Fort Worth spans old and new. Close-in neighborhoods like Fairmount on the near south side and Arlington Heights on the near west side hold early 1900s bungalows and craftsman homes with pier-and-beam floors, wood siding and original windows. Far north, around Alliance, large subdivisions from the 2000s onward hold newer production homes. Fort Worth also has a big rental market, so make-readies and punch lists for landlords are steady work.

    Yelp

SAMPLE review — A leak from an upstairs bathroom left a stained, sagging patch in our Richardson living room ceiling. They cut it out, hung new drywall, matched the knockdown texture and repainted the whole ceiling. They answered fast and the price matched the written estimate. One star off because the first texture pass was a little heavy near the light fixture. They came back the next week, redid it at no charge, and now you cannot find the patch.

    AMAC replied

SAMPLE reply — Thank you for letting us come back. The first knockdown pass near the fixture was too heavy, and we should have caught it at the walkthrough. We now check texture under the room's own lighting, with the lights on and off, before we call a ceiling done. — AMAC

Fort Worth FAQ

Permits, HOAs and homes in Fort Worth

Fort Worth runs its own online permit portal, and city staff review remodel, structural, electrical, plumbing, mechanical and fence work through it. Homes in the city's historic districts, including Fairmount, need historic review for exterior changes before work starts. Some newer north Fort Worth subdivisions add HOA approvals on top. We pull or coordinate permits where required and handle historic and HOA submittals with you.

Do you work in Fort Worth's historic districts?

Yes. Exterior changes in districts like Fairmount go through the city's historic review, which looks at windows, porches, siding and additions. We check what applies to your address, prepare the details the review asks for, and plan the schedule around approval so the crew is not waiting on paperwork.

Can you handle make-readies for Fort Worth rentals?

Yes. Landlords and property managers use us for turnovers: paint, drywall, flooring, fixtures, doors and hardware, and a punch list after move-out. You get a written scope and price per unit before we start.

How long does it take you to get to Fort Worth?

About an hour from our Plano base, outside rush hour. We still reply in under 15 minutes during business hours. For the visit itself, we plan around the drive and give you an arrival window we can keep.

Do you cover north Fort Worth in Denton County?

Yes. Fort Worth's far-north neighborhoods around Alliance reach into Denton County, and we cover them along with the rest of the city. The ZIP list on this page shows the common ones, not all of them, so ask if yours is not listed.

What areas do you serve?

Collin, Dallas, Denton, Tarrant and Rockwall counties, within about 45 minutes of our Plano base. That covers Plano, Frisco, McKinney, Allen, Richardson, Dallas, Fort Worth, Arlington, Irving, Denton, Carrollton, Garland and Rockwall.

What if my property is outside your area?

Send the request anyway. We still take it. If the job is too far out or is not work we do, we tell you quickly and refer you to someone who can do it.

Can you cover properties in more than one DFW city?

Yes. Investors and property managers often have units spread across Collin, Dallas, Denton and Tarrant counties. We group visits by area to cut drive time, and you get one point of contact and one set of photo reports for the whole portfolio.
