Services in Arlington

What Arlington calls us for

Most Arlington homes were built from the 1970s through the 1990s, and many are on their second or third owner. Typical work is updating original baths and kitchens, replacing worn fences and siding, and fixing drywall and doors after slab movement. Around UTA there is a large rental market of older houses, duplexes and apartments, which keeps make-readies and turnover repairs in steady demand.

SAMPLE review — A leak from an upstairs bathroom left a stained, sagging patch in our Richardson living room ceiling. They cut it out, hung new drywall, matched the knockdown texture and repainted the whole ceiling. They answered fast and the price matched the written estimate. One star off because the first texture pass was a little heavy near the light fixture. They came back the next week, redid it at no charge, and now you cannot find the patch.

SAMPLE reply — Thank you for letting us come back. The first knockdown pass near the fixture was too heavy, and we should have caught it at the walkthrough. We now check texture under the room's own lighting, with the lights on and off, before we call a ceiling done. — AMAC

Arlington FAQ

Permits, HOAs and homes in Arlington

Arlington's building inspections office reviews remodel, structural, electrical, plumbing, mechanical and fence work, and fence height and setback rules vary by lot. Rental owners should plan on a permit for anything beyond routine repair, such as moving a wall or changing plumbing. Some newer Arlington subdivisions have HOAs with their own approvals. We pull or coordinate permits where required.

Do you do make-readies for rentals near UTA?

Yes. Student and family rentals near campus turn over often, and we handle the turn: patching and paint, flooring, fixtures, doors and a punch list after move-out. Landlords get a written scope and price per unit before work starts.

What jobs come up most in older Arlington homes?

Homes from the 1970s through the 1990s usually need bathroom and kitchen updates, new flooring, fence replacement and exterior paint or siding repair. Slab movement on the clay soil also leaves drywall cracks and doors that drag, which we repair and re-hang.

Arlington is a long way from Plano. How fast can you respond?

Arlington is about 50 minutes from our Plano base, outside rush hour. Our reply still comes in under 15 minutes during business hours. For the visit, we set an arrival window and plan multi-day jobs so the drive does not hold up the work.

Does my Arlington project need a permit?

It depends on the work. Paint, flooring and simple fixture swaps usually do not. Moving walls, adding circuits, moving plumbing and most fences usually do. We tell you which applies when we write the scope, and we pull or coordinate the permit where one is required.

What areas do you serve?

Collin, Dallas, Denton, Tarrant and Rockwall counties, within about 45 minutes of our Plano base. That covers Plano, Frisco, McKinney, Allen, Richardson, Dallas, Fort Worth, Arlington, Irving, Denton, Carrollton, Garland and Rockwall.

What if my property is outside your area?

Send the request anyway. We still take it. If the job is too far out or is not work we do, we tell you quickly and refer you to someone who can do it.

Can you cover properties in more than one DFW city?

Yes. Investors and property managers often have units spread across Collin, Dallas, Denton and Tarrant counties. We group visits by area to cut drive time, and you get one point of contact and one set of photo reports for the whole portfolio.
