    SAMPLE review — We manage a 140-unit community in Garland and moved our make-readies to AMAC this spring. Turns run five to seven days depending on scope, with a photo report per unit and one invoice per turn. Their COI was on file before the first unit. One turn ran two days late on a backordered vanity. They told us as soon as the supplier pushed the date, gave us a new finish date, and hit it. The communication is why we kept them.

Common Area Refresh questions

Are estimates free?

Yes. Estimates are free across our DFW service area. Small repairs can often be priced from photos. Larger jobs get a walkthrough. Either way you get a written scope and price before work starts, and nothing begins until you approve it.

Why don't you list prices on the website?

Two jobs with the same name rarely cost the same. A ceiling patch in Plano and one in Fort Worth can differ in size, texture, access and paint match. We would rather see your job and give you a real number in writing than post a range that does not fit it.

Will the final price match the estimate?

The written price covers the written scope. If we open a wall and find something the scope did not cover, like rot, a failed pipe or damaged framing, we stop, send you photos and write up a change order. Nothing extra happens without your sign-off.

How fast will I hear back?

In under 15 minutes during business hours. A real person replies, confirms what you need and sets up a walkthrough or a photo review. Requests sent after hours are answered when we open.

How soon can you start?

It depends on the job and the calendar. Your start date is written into the scope you approve. If anything moves it, like a backordered part or a city inspection, we tell you as soon as we know and give you the new date.

Will the crew show up when you say?

Yes. You get an arrival window, and we text you if the crew is running behind. At the end of each visit you get photos of the work and a note on what happens next.

Are you licensed and insured?

We are insured, and a COI is available on request. Texas has no statewide general contractor license. Trades that do require a state license are done by licensed partners: plumbing by a TSBPE-licensed partner, electrical and HVAC by TDLR-licensed partners. Every crew member is background-checked.

Who does the plumbing, electrical and HVAC work?

Licensed partners. Plumbing goes to a partner licensed by the Texas State Board of Plumbing Examiners (TSBPE). Electrical and HVAC go to partners licensed by the Texas Department of Licensing and Regulation (TDLR). We schedule them, put their work in the same written scope, and stay your single point of contact.
