    SAMPLE review — We manage a 140-unit community in Garland and moved our make-readies to AMAC this spring. Turns run five to seven days depending on scope, with a photo report per unit and one invoice per turn. Their COI was on file before the first unit. One turn ran two days late on a backordered vanity. They told us as soon as the supplier pushed the date, gave us a new finish date, and hit it. The communication is why we kept them.

Tenant Improvement Build-Outs questions

Can you price from our architect's drawings?

Yes. Send the plan set and we return a written scope and price that follows it line by line. If the drawings leave something open, we list it as a question or an allowance instead of guessing.

Do you pull the building permit?

We pull or coordinate the permit where the city requires one, and we schedule the inspections. Each DFW city runs its own review, so we build the schedule around it rather than promise a date the city controls.

Can you work after hours in an occupied building?

Yes. Noisy or dusty work can be scheduled for nights or weekends, so neighboring tenants are not disrupted. We follow your building rules on access, elevators, loading and debris removal.

Who does the electrical, plumbing and HVAC work?

Our licensed partners: TDLR-licensed electrical and HVAC contractors and TSBPE-licensed plumbers. We coordinate their work inside the build-out schedule, so the landlord and tenant deal with one vendor.

Can you meet our landlord's vendor and insurance requirements?

Send us the landlord or property manager's vendor requirements and we supply a certificate of insurance before work starts. If anything in the requirements needs a conversation, we raise it before the job is scheduled, not on day one.

Are estimates free?

Yes. Estimates are free across our DFW service area. Small repairs can often be priced from photos. Larger jobs get a walkthrough. Either way you get a written scope and price before work starts, and nothing begins until you approve it.

Why don't you list prices on the website?

Two jobs with the same name rarely cost the same. A ceiling patch in Plano and one in Fort Worth can differ in size, texture, access and paint match. We would rather see your job and give you a real number in writing than post a range that does not fit it.

Will the final price match the estimate?

The written price covers the written scope. If we open a wall and find something the scope did not cover, like rot, a failed pipe or damaged framing, we stop, send you photos and write up a change order. Nothing extra happens without your sign-off.
