SAMPLE review — I own two rentals in McKinney and needed a three-bedroom turned between tenants in under a week. They walked the house the day I reached out, sent a written scope that afternoon and started two days later. Full interior paint, LVP in the bedrooms, new blinds, a running toilet handled by their plumbing partner, and a punch list of small repairs. Before and after photos of every room landed in my inbox. The house was listed on day six.

SAMPLE reply — Thanks for approving the scope the same day. A turn in under a week only works when the owner can sign off fast, and you did. We kept the paint colors and the LVP spec from this house on file, so your second rental can be scoped from the same list. — AMAC

SAMPLE review — A leak from an upstairs bathroom left a stained, sagging patch in our Richardson living room ceiling. They cut it out, hung new drywall, matched the knockdown texture and repainted the whole ceiling. They answered fast and the price matched the written estimate. One star off because the first texture pass was a little heavy near the light fixture. They came back the next week, redid it at no charge, and now you cannot find the patch.

SAMPLE reply — Thank you for letting us come back. The first knockdown pass near the fixture was too heavy, and we should have caught it at the walkthrough. We now check texture under the room's own lighting, with the lights on and off, before we call a ceiling done. — AMAC

SAMPLE review — We had a list of eleven small things around our house in Allen that had been piling up for a year: two sticking doors, a loose stair rail, cabinet hinges, caulk around both tubs and a side gate that would not latch. One tech, one day, every item checked off. He sent a photo of each fix before he left. Booking it took about ten minutes by text.

FAQ

Water Heater Repair & Replacement questions

Who works on the water heater?

A TSBPE-licensed plumbing partner. Water heaters are plumbing work in Texas. We take your call, scope the job, schedule the visit and stand behind it, and the person doing the work holds the license it requires.

Should I repair or replace my water heater?

If the tank itself is leaking, it needs replacing. A failed element, thermostat, thermocouple or valve can usually be repaired. Our partner checks the age and condition and gives you both options in writing when both make sense.

My water heater is leaking. What should I do right now?

Turn off the cold water valve on top of the heater. On a gas unit, turn the gas control to off. On an electric unit, switch off its breaker. Then send us a photo of the leak and the label on the tank.

Does a water heater replacement need a permit?

Many DFW cities require one for a replacement. Where your city does, our licensed partner pulls it as part of the job, so the install is inspected.

Can you repair the damage from a leaking tank?

Yes. Once the plumbing is done, our own crew handles the drywall, baseboards, flooring or paint the leak damaged. You get one written scope covering both.

Are estimates free?

Yes. Estimates are free across our DFW service area. Small repairs can often be priced from photos. Larger jobs get a walkthrough. Either way you get a written scope and price before work starts, and nothing begins until you approve it.

Why don't you list prices on the website?

Two jobs with the same name rarely cost the same. A ceiling patch in Plano and one in Fort Worth can differ in size, texture, access and paint match. We would rather see your job and give you a real number in writing than post a range that does not fit it.

Will the final price match the estimate?

The written price covers the written scope. If we open a wall and find something the scope did not cover, like rot, a failed pipe or damaged framing, we stop, send you photos and write up a change order. Nothing extra happens without your sign-off.
